HOW DOES PERCENTAGE INCOME WORK ?
You will receive a fixed percentage of booking fee. Your income could fluctuate based on occupany and booking rate.
FIXED OR PERCENTAGE, WHAT IS BETTER ?
There is no one right answer. It depends on the homeowner mindset. If you want to take no chances then fixed is good for you. If you are willing to take a chance on increasing income then a percentage is right for you.
WHO PAYS THE RENTAL TAX ?
Rental tax is paid by the homeowner on the rental income received by them.
WHEN DO HOMEOWNERS GET PAID ?
Homeowners under the FIXED plan get paid at the beginning of every month. Homeowners under the PERCENTAGE plan get paid at the end of every month.
PROPERTY INVESTMENT, EXPENSES, UPGRADE AND INTERIORS
WHAT IS THE INITIAL INVESTMENT REQUIRED FROM HOMEOWNERS ?
Depending on the Home Audit, homeowners are expected to invest in their property to bring it up to minimum Casa Deyra standards.
WHAT IS THE RECURRING EXPENSES REQUIRED FROM HOMEOWNERS?
Homeowners are expected to pay for non guest expenses like regular security, home ownership fees, apartment/housing fees, pool and gym fees etc.
WHO PAYS FOR REGULAR OVERHEADS LIKE WATER, ELECTRICITY, SECURITY, COMMUNITY FEES ETC ?
The guest related expenses will be completely managed by Casa Deyra giving our homeowners hassle free sevice and balanced at the end of the every month
WHO DOES THE INFRASTRUCTURE UPGRADE ?
The homeowner is responsible for any infrastructure upgrade and maintenance. Infrastructure upgrade includes but not limited to: exterior painting, cement/brick work, piping, sanitation, drainage, exterior wall, gate, garden etc.
WHO DOES THE INTERIOR UPGRADE ?
The homeowner can do the interior upgrade based on Casa Deyra requirements. Or, Casa Deyra can work with an interior designer and upgrade the interiors based on a pre-determined budget and paid for by the homeowner.
WHO PAYS FOR THE REGULAR UPKEEP ?
Regular upkeep of home involving infrastructure will be undertaken and paid for by the homeowner. Regular upkeep of repair and maintenance due to guest usage will undertaken and paid for by Casa Deyra.
CAN HOMEOWNERS HANDOVER HOMES ON AS IS BASIS ?
Yes, homeowners can handover homes on an as is basis. If the home is not up to minimum Casa Deyra standards, then homeowner will be required to invest in the facilities and amenities which can be supervised by Casa Deyra.
WHAT IF CASA DEYRA INVESTS IN HOME UPGRADE ?
In rare cases, Casa Deyra can invest in home upgrade on behalf of the homeowner. A proper estimate will be drawn up with all material and professional charges. The ensueing rental will then be deducted on an agreed upon timeline and will include interest component of the invested amount too.
PROPERTY MANAGEMENT, SECURITY, HOMEOWNER RESPONSIBILITY AND CONTRACT
WHAT IS THE HOMEOWNERS ROLE AND RESPONSIBILITY ?
The homeowner’s role will be to work with Casa Deyra management in ensuring vetted guests have a great experience. They will be required to inform apartment / housing management committees, security gate guards and other personnel regarding access for guests. The homeowner will be responsible for paying all non-guest related fees timely so that guests are not inconvenienced in any way. The homeowner will also be responsible to carry out timely repair and maintenance of infrastructure related items in the quickest time possible.
WHO IS RESPONSIBLE FOR SECURITY ?
If property is part of an apartment or housing complex then that management society is responsible for the security. If property is independent then security personnel and procedure negotiable between the homeowner and Casa Deyra.
WILL HOMEOWNERS HAVE VIEWING ACCESS TO ALL BOOKINGS AND FINANCES ?
Homeowners under PERCENTAGE plan will have full viewing access to all bookings, rates and accounts of their property.
WHERE WILL HOMES BE LISTED ?
Homes will be listed on Airbnb and Booking.com primarily. It will also be listed as required on sites like VRBO, HomeAway and Flipkey.
WHO OWNS THE LISTING ?
Casa Deyra will create the listing and takes ownership of the listing even after contract is terminated.
WHAT ARE THE CONTRACT TERMS ?
Full contract terms are available after initial discussion and Home Audit.
DOES CASA DEYRA TAKE OVER EXISTING HOMES WITH RUNNING CONTRACTS?
Unlikely, but definitely depends on homeowner and guest. Can be determined after initial discussion.
WHAT IF THE HOME NEEDS TO BE VACATED URGENTLY ?
If the homeowner needs the home to be vacated inside the termination agreement period, then it is up to discussion between homeowner and CasaDeyra.
